B.2 · The established east

Blinds, shutters, awnings and curtains in East Maitland

East Maitland is the widest brief we get: a 1970s brick house two doors from a brand-new duplex, a unit over the road from a weatherboard cottage. The method likes it that way. Every opening is measured on its own numbers, so the mix is just more rows on the schedule.

B.2a The renovation job

Doing it properly, room by room.

Much of our East Maitland and Metford work is the second pass: the venetians that came with the house have given up, the bedroom curtain never really blocked the streetlight, and the renovation finally reached the windows. We reschedule the house as it is now, keep what still earns its row, and replace what doesn't.

That includes mixed decisions inside one house: shutters on the street front, rollers through the bedrooms, a curtain to finish the lounge. Consistency of thinking, not uniformity of product.

B.2b Field notes

STOCKThe area's biggest spread: established brick and weatherboard streets, newer Ashtonfield estates, and a real share of units and townhouses.
UNITSRoughly a third of East Maitland's addresses are units. Stairs, lifts and strata rules are normal parts of the job here, not surprises.
FRAMESOlder reveals are shallower and less square than new ones. The measure decides reveal or face fit per window, not per house.
USUAL ROWSShutters and light-filter rollers street-side, blockouts in bedrooms, aluminium venetians in the older wet areas, curtains to finish living rooms.

Units and townhouses, without the drama.

A unit fit is usually two to six openings, and daytime privacy does the heavy lifting: sheers or light-filter rollers to the street, blockout where you sleep. We carry the job up the stairs; you put the kettle on. If a strata scheme has rules about street-facing colours, bring them to the measure and we spec inside them.

The transparency decision, explained once

Nearby Greenhills, Tenambit and the Morpeth road are the same run. The heritage end of that road has its own page, because the windows there are a different conversation.
